Information for property owners at Polkirt Heights

OBJECTIVE: the provision of a permanent scheme of house management for owners who wish for peace of mind when absent from the site. The scheme will be run by full-time residents. The following services will be provided:
 
Point of contact for service-providers or companies in respect of work involving clients' property. Monitoring and reporting of any work carried out and ensuring a satisfactory outcome. This may also involve:
  • Introductions to local tradesmen/businesses if requested.
  • Ensuring that garden work, window cleaning and domestic cleaning has been carried out to a high standard.
  • For holiday letting in the absence of the owner, checking that the property is clean and in good order before and after occupation.
  • Arrange routine maintenance as requested by client.
  • Monitoring of the Shell Gas levels at the times of year when delivery of gas supplies is not automatic; ordering top-ups direct with Shell Gas.
  • Checking of central heating settings during cold months to ensure the house receives a background level of heating if required by the owner.
  • Setting of hot water and central heating thermostat in time for owners' arrival.
  • Stand as designated key-holder and have alarm codes to supervise the access of tradesmen to undertake repair work on domestic appliances, meter readings, receiving of deliveries, repair leaks etc.
Regular perambulation of the development in order to:
  • Remove visible build-up of mail on the entrance mat to a more suitable location.
  • Arrange for mail to be forwarded to owners' permanent address if necessary.
  • Ensure doors and/or gates are secure.
  • Garden furniture is secure, especially during easterly winds.
  • Move dustbins to collection point in preparation for Monday morning collections; returning dustbins to their storage area at the rear of each house.
  • Set up and co-ordinate neighbourhood/homewatch scheme in consultation with P.C. Orton and remain vigilant.
  • Check for mould behind pictures, on walls, on carpets, in cupboards, on skirting boards etc. if required.
  • Ensure the communal areas are maintained to a high standard.
  • Fulfil any other reasonable desires and requests of residents on an individual basis.
This will be charged at the additional rate of £15.50 per hour and is open to negotiation on specific requests. Wheal Kendall Management, whilst endeavouring to discharge their responsibilities expediently accept no liability for loss or damage incurred to property.

As from 6th April 2007 the yearly charge for the home management scheme outlined above will be £438, payable quarterly in advance.
